PRE LISTING
The first step to determine the market value of your home is to start with a consultation and home tour. It is important to understand the neighbourhood, property and details of your home so I can provide a concise comparative market analysis (CMA). The CMA will help establish the best listing price based on similar properties within your neighbourhood.
PLAN
We need a plan. If you have a good plan, the process is clear and you can be prepared each step of the way including staging, listing, showing, processing offers and accepting an offer.
PREPARING YOUR HOME
I will work with you to determine what will help improve the marketability of your home. It is important to understand that small investments can have great rewards. (cleaning, painting, replacing lighting, fixing broken fixture, lighter and brighter window dressings). These are just some of the few ways to possibly make your home show better. Grand staging has become common practice in the modern real estate market but it is important to keep your lifestyle in mind. We can work together to minimize the impact of staging.
PHOTOGRAPHY
As soon as your home is fluffed/staged we are ready to take photos and prep a virtual tour. I work with high end photographers and videographers to ensure that we capture the best images of your home and property. I like to focus on lighting and custom characteristics with the photography to make your home stand out.
LISTING
Before we list it is a good idea to note what days, times are best for showings and schedule the open house. We can also provide any additional directions (lights off, keep the back door closed so the cat doesn’t get out…) When we have collected all the information and photography we are ready to list on MLS.
OPEN HOUSE
Hosting an open house is a great way to offer a no pressure tour of your home to potential buyers. It is also a good idea if you are in a busy or desirable area. It will give you a sense of the interest level and activity.
OFFERS

The offer shows the price the buyer is proposing to pay, which may or may not be the same as your listing price. An offer will include other details, such as the requested closing date, and may also include one or more conditions, such as “conditional on the property passing a home inspection.” You will also want to make sure there are no potential problems that might prevent the deal from closing – such as the buyer being unable to arrange financing.

CONDITIONS + CLOSING
Based on the offer details I will put a conditions and closing calendar together for you. This will help you to manage and schedule any outstanding requirements to be fulfilled before the closing date. We can make sure that everything is covered down the final cleaning.
