HAPPY NEW YEAR! It is that time of year again to make or break your New Years resolution. My New Year resolution is to practice my magic act, pulling a rabbit out of a hat…ABRACADABRA! Maybe not but a girl can dream. Life can often feel like a magic act. What are your dreams and plans for the coming year? A step up in your career? A home renovation? A move? An exciting vacation?
I know a little about dreams. In fact, you can say that I’m in the dream business, helping you find what is, perhaps, the most important thing in your life…a home. After many years in production and advertising making creative dreams a reality, I spent the past year making my dream of being a REALTOR® a reality. I know how to take a dream, turn it into a practical plan, and make it happen.
The Roncesvalles Village BIA was one of the earlier ones established in Toronto. It was formed by the merger of the High Park BIA and the Roncesvalles BIA, each of which covered a few blocks of Roncesvalles Avenue.
The Roncevalles Business Improvement Area (BIA) was created in 1984. The association of commercial property owners and tenants on Roncesvalles work in partnership with the City to create thriving, competitive, and safe business areas that attract shoppers, diners, tourists, and new businesses.  The BIA works collectively with local business to have the organizational and funding capacity for civic improvements, enhancing the quality of life in our neighbourhood and the City as a whole. The BIA is responsible for Roncy Rocks, Polish Festival, Shop Local, Earth Day Candle Light Walk, Christmas Market, Tree Lighting and Carolling as well as building and maintaining the beautiful gardens that line our street.I have been working with the Roncesvalles BIA for the past year and was honoured to receive the SNOWBALL award for multiple roles including sponsorship, graphics, the Art Zone, and the Art Gallery at Back Lanes Studio. It is a wonderful experience to work with and contribute to my community. I will be taking on the 2018 Roncy Rocks Sponsorship which we will be kicking off in January. New OSFI Stress Test Set to Limit National Home Price Appreciation to 4.9% in 2018
One of the most significant regulatory interventions in the housing industry in years is the incoming Office of the Superintendent of Financial Institutions (OSFI) mortgage financing stress test, which will take effect on January 1, 2018. The stress test targets existing and prospective homeowners applying for a mortgage, requiring them to meet stricter criteria when seeking new financing.With a large number of existing homeowners potentially failing the test when refinancing next year, a temporary reduction in consumer confidence may further stagnate price growth as potential buyers and sellers take a ‘wait and see’ approach. Moreover, some potential move-up buyers will likely delay listing their homes as they will not be able to access sufficient financing for their desired next purchase. With further diminished affordability, it is likely that demand for entry-level properties will surge. In most urban centres, this will be most evident in the condominium segment.
